NOTICE OF HEARINGS

Notice is hereby given that public hearings will be held in Council Chambers, City Hall, 212 N. Bonner, Tyler, Texas, by the Planning and Zoning Commission of the City of Tyler, Texas, on Tuesday, July 2, 2019, at 1:30 p.m. and by the City Council on Wednesday, July 24, 2019 at 9:00 a.m. for the purpose of considering the following:


ZONING:

1. PD19-015 SIDAR BUILDERS (610 SOUTH BAXTER AVENUE)
Request that the Planning and Zoning Commission consider recommending a zone change from R-1B, Single-Family Residential District to PUR, Planned Unit Residential District with final site plan on Lot 1 of NCB 247, one lot totaling approximately 0.27 acres of land located at the southeast corner of Baxter Avenue and Woodley Street (610 South Baxter Avenue). The applicant is requesting the zone change to allow for the development of two detached single-family homes.

2. PD19-017 LIGHTFOOT ANTHONY (1017 MCCLENNY DRIVE)
Request that the Planning and Zoning Commission consider recommending a zone change from AG, Agricultural District to PMF, Planned Multi-Family Residential District with final site plan on Lot 15G of NCB 1100-C, one lot totaling approximately 5.47 acres of land located east of the southeast corner of McClenny Drive and Garrett Drive (1017 McClenny Drive). The applicant is requesting the zone change to allow for the development of 50 townhome units on a single lot.

3. Z19-015 TYLER JUNIOR COLLEGE (1020 AND 1024 MAGNOLIA DRIVE, 1210 EAST LAKE STREET AND 1019 BAXTER AVENUE)
Request that the Planning and Zoning Commission consider recommending a zone change from R-1B, Single-Family Residential District to INT, Institutional District on Lots 2, 3, 5 and 6 of NCB 678-G, four lots totaling approximately 0.91 acres of land located north of the intersection of East Lake Street and Magnolia Drive (1020 and 1024 Magnolia Drive, 1210 East Lake Street and 1019 Baxter Avenue). The applicant is requesting the zone change to allow for campus office uses with associated parking.

4. Z19-017 MCMILLIN LENARD (2051 EAST GRANDE BOULEVARD AND 2314 ROY ROAD)
Request that the Planning and Zoning Commission consider recommending a zone change from AG, Agricultural District to R-MF, Multi-Family Residential District on Tract 8F of ABST A0636 M UNIVERSITY and a 6.68 acre portion of Tract 1.1 of ABST A0474 I HILL, two tracts of land totaling approximately 10.07 acres of land located east of the southeast intersection of East Grande Boulevard and Paluxy Drive (2051 East Grande Boulevard and 2314 Roy Road). The applicant is requesting the zone change in order to allow for multi-family uses.

5. Z19-018 IM & AY LLC (1625 NORTH NORTHWEST LOOP 323 AND 3400 VAN HIGHWAY)
Request that the Planning and Zoning Commission consider recommending a zone change from M-1, Light Industrial District to C-1, Light Commercial District on Lots 4D and 4E of NCB 1263, two lots totaling approximately 4.11 acres of land located at the northeast intersection of Garden Valley Road and North NorthWest Loop 323 (1625 North NorthWest Loop 323 and 3400 Van Highway). The applicant is requesting the zone change to allow for commercial use.

PLAT:

1. F19-039 KENNEDY ADDITION, FINAL PLAT
A five lot subdivision containing approximately 1.04 acres of land located at the eastern intersection of West Tenth Street and Kennedy Avenue. The property is currently zoned R-1A, Single-Family Residential District. The purpose of the plat is to create five lots.

2. F19-050 COLLEGE HILL ADDITION, THIRD AMENDMENT
A two lot subdivision containing approximately 0.27 acres of land located at southeast corner of Baxter Avenue and Woodley Street. The property is currently zoned R-1B, Single-Family Residential District. The purpose of the plat is to resubdivide the lot into two.
